When booking direct with us the following cancellation charges apply :

Cancellation of booking 28 days before arrival will be charged at 50% of total booking 

Cancellation of booking 21 days before arrival will be charged at 75% of total booking 

Cancellation of booking 14 days before arrival will be charged at 100% of total booking 

For amendments, please contact us by phone and we will do our best to accommodate you 

Any fees are charged at our discretion.

This information is given in line with Government guidelines so that you know what to expect when are staying with us at the Braemar.

The information is gathered from various Government websites, the WHO, Public Health England, Visit Isle of Wight and the B&B Association and is by no means meant as a negative or to spread fear - most points are common sense but we do need to draw your attention to them.  We regularly receive updates from these industry bodies who are continually sharing hygiene recommendations and best proactive guidelines.  We have been certified as being compliant with government guidelines by achieving the 'We're Good to Go' kite mark, which includes us completing a Risk Assessment.  

Deposits and charges for ferry crossings are taken at the time of booking, remotely by us.  Should you wish to minimise contact at when checking in and wish to pay in full before arrival, please let us know.  Payments can still be made on arrival by cash or card and will be in line with social distancing.

Our high level of cleanliness will continue, with additions to ensure all areas are kept as clean as possible to ensure the lowest risk of contamination to you.  Hand sanitiser gel will be available in all common areas and we do ask that you use as often as possible.  You will be expected to use the sanitiser when entering the main building and our breakfast area's.  The wellbeing of our guests and friends will remain our highest priority.

Face masks will need to be worn in all public areas, in line with Government Guidelines,  unless exempt, in which case, please wear your lanyard to avoid any queries.

When arriving to us, every member of the party over 16 will be asked to check in using our QR code and in our presence.  If you are unable to, you will need to give us your full contact details. You will also be required to complete a registration card for every room booked.   We do have to keep contact information for 21 days and is in line with GDPR regulations.  This also means that you agree to adhere to the signage and recommendations you will see around the building, along with the government Track and Trace system.  We ask that you do not congregate in the halls or stairs as this could restrict other guests from accessing their rooms or communal areas.  The 2 metre social distancing rule should be followed where possible.

Our laundry is sent out to a local company who are also complying with all government guidelines when laundering bedding and towels.  All soft furnishings in the rooms with be sprayed with a disinfectant daily but if you would prefer them removed, please let us know.

Attraction leaflets will still be available in Reception and on the display shelves upstairs - these will be sprayed with disinfectant frequently but we do ask that any you pick up are taken away with you and not put back in the racks.  This also applies to the books in the Lounge area - please do not leave any books but feel free to take one away.  If any of the Board Games are used during your stay, please put them in the box provided and they will be sanitsed before being returned to the lounge.

At Breakfast time you will be allocated a table and we request that you do not move any chairs or sit elsewhere.  We reserve the right to change our breakfast times and possibly introduce 2 sittings depending on how many guests we have to accommodate.  Information on timings will be given when you arrive.  All service will be directly from the kitchen and may take a little longer so please bear with us.  

We do reserve the right to close the Lounge area if necessary - please accept our apologies if this is the case during your stay.

All bedrooms will be given the usual attention when cleaning along with Covid19 measures set out in the guidelines we will be following.  All areas of the room including the hospitality tray,  toiletries and soft furnishings will be sanitised before you arrive.  If you would prefer your room not be serviced, please let us know and we can provide cleaning products if you would like to keep your room fresh.

During your stay, if you become unwell and experience any Covid19 symptoms, you need to let us know straight away.  We have guidelines from the Government website giving clear instructions on what you should do and these are updated regularly.  Currently the advice is that you will be expected to book a test on the island, self isolate in your room until you receive the result and leave for home a the earliest opportunity if your results are positive.  We will work with you with regard to food etc until you receive the test results and the ferry companies assure us they will do everything they can to assist you in getting back to the mainland.

Guests causing damage to the B&B or its contains will be charged for the cost of repair or replacement. The lead guest is liable for the payment.


Our warm welcome extends to all of our guests and within the limitations of our Victorian building, we will do our best to accommodate those with disabilities or special needs.

Our building does have wide steps up to the front door which can be seen in the photo gallery.  There are steps and a short pathway  from the gravelled car park to the side entrance.  We will be pleased to assist with luggage whenever possible. 

We have one single bedded room on the ground floor, with our double rooms on the first floor, accessed by a staircase with a turn halfway.  The rooms are well lit with some rooms having direct access to the deck via a single step. The fire alarm system is such that it will alert both hard of hearing and partially sighted guests, with the fire exit clearly marked and procedures in place to assist those who may need hep with evacuation.

The Breakfast Room and Lounge are all on the ground floor and are on one level.

We will accommodate any guests with special dietary requirements wherever possible.
